Who is AirHosting For?

What do we do?

We offer a comprehensive management service which includes pricing optimization, calendar and booking management, guest vetting, guest check in and communication cleaning, and laundry service. We take care of it all!

What type of insurance will I receive?How does it work?

Airbnb offers a air-hosting guarantee programme that insures against losses up to £600,000. We will be able to help you with the claims procedure, but Airbnb will ultimately decide whether to pay out compensation or not. For bookings made through any other platforms, we also provide a GuardHog insurance programme as part of a management service.

How much can I earn?

Typically 60%-100% more. We actively manage the occupancy daily rates to ensure we are bringing in the maximin revenue for each and every month. In the main, short term renting out-performs the standard way of renting (on a 12 month agreement)by nearly twice as much.

Why would I use a host management company?

The majority of our clients choose Airhosting because they cannot do the work associated with short-letting (e.g. they are travelling), they do not want to do it (there is a lot of elbow grease involved), or they feel there would be a financial benefit if we were to do it. We estimate that for a beginner, one full-time short-let property can create up to 40 hours per month of work. At Airhosting, we'll do all that work, for a cut of the booking revenue. For many, this makes good sense. What's more, because we are professional co-hosts for Airbnb and have specialist departments in-house, we can often increase our hosts' gross booking values by more than our fees. So our hosts often end up financially ahead, whilst also not having to do any of the work!

Do I need to provide things like loo rolls and shampoo?

We always try to help each guest have the most comfortable stay as possible. To do this it’s worth leaving all the essentials. We can manage the supply and re-stocking of this, and for around £15 per month we can ensure your property is always ‘guest ready’ and on track for a 5 star review!

Do you clean the property in-between guests?

Yes, a fundamental part of the process is quality house-keeping. After each guest leaves our cleaners zip right over… ~Clean the property, change the bedding and towels, re-stock the supplies so you property has the ‘sparkle’ and ‘wow-factor’ in preparation of the arrival of the next happy guest.

Can I stay in the property myself?

Yes- many of our clients will ‘Airbnb’ for a few months of the year and occupy the property themselves too- in fact this is a great way of operating as you are really maximising the income potential whilst making use of the property when you need it.

Can I set my own house rules?

Absolutely! Just let us know, and we will include them in addition to our standard house rules. As a default, we do not allow guests to make excessive noise or smoke within your property.
